Homeowners
Alter Property Management is a Property Management company founded by investors, for investors.
Too often than not Investors aren’t even aware that their tenants have pets, let alone who receives pet rent/fees, or how much is paid. This is again where Alter Property Management goes against the grain, and the standard set by other Property Management companies. While you absolutely have the ability to deny pets, there are some perks to accepting them. APM charges a tenant a one time $100.00 Pet Application Fee per pet, which we share with our Investors, on top of a monthly pet fee of $30.00.
Ask yourself, what happens if a tenant is caught smoking in my unit? If your answer is, “I would keep their security deposit,” then we have some bad news for you. The standard rate for a professional to repaint a home is $1.30 per sqft. Given that the maximum a security deposit can be legally is 1.5 times the monthly rent, you more than likely don’t hold enough of the tenant’s money to repaint the home PLUS any other additional repairs that are needed to get rid of that smokey smell.Like many other Real Estate Asset Managers, our lease holds a NO SMOKING clause, which means that we can fine a tenant per occurrence, on top of keeping their security deposit. The difference between APM and other Real Estate Asset Managers, is we believe that you are entitled to the mass majority of this fine, which you can set aside to offset the costs of repainting your home.
Tenants
Scheduling a visit to view one of our homes couldn’t be easier! By selecting the home you are interested in from our availables homes list, you will be redirected to a page that will allow you to enter in your information, as well as preferred date and time to see the home. 1 hour from your appointment, you will be provided with directions to access the home. By completing this process, an agent will not need to be present, so that you are free to see our properties around your time schedule.
Just select the home you are interested in, and the button will prompt you with APPLY NOW. Application Fee is $55.00 per adult. All adults living in the home will need to apply.
By selecting that Apply now button, you will be redirected to our application, which will show detailed information. If you have a pet, please ensure that the listing of that specific home does not have any restrictions against its weight or breed.
Every owner has the right to decide which pets will and will not be allowed in their rental properties. Please click on the home that you are interested in, and the property page will have this information. Some owners may allow any and all breeds, while others may only allow dogs under a certain weight. It is also a possibility that no pets are allowed. Be sure to read each description carefully regarding this.
Your rent is Due on the 1st of every month, however, you do have a grace period until the third. After the third, late fees will be assessed at $75.00 on the 4th, and $15.00 for every day after.
You may pay your rent online through your tenant portal or use the dropbox located outside of our Tempe office.
Please submit all work orders through your tenant portal.
It is important that you understand that you must give a full rental period of notice to vacate in accordance with the Arizona Landlord Tenant Act. This means you must give notice before the first of the month. To do this, you must log on to your tenant portal. Verbal notice will not be considered received.
Alter Property Management has a very thorough process to get your money as quickly as possible. First, you will give access to the property. Then, a thorough video inspection of the condition of the property will be created. Within 5 business days from this date, we will send you a Preliminary Security Deposit Disposition which states all charges assessed to you. Once you agree to this, any funds will be sent to you either via paper check, or ACH.
You have the right to dispute this right on your Preliminary Security Deposit Disposition statement. Be sure to include any and all evidence that supports your claim.
We love when tenants want to use us as their Real Estate Asset Managers! You will need to fill out another application for the home you would like to move to. Please know that we cannot transfer security deposits, as our homes are individually owned by separate parties.
